Plans Approved for Major Office Development at Arkle Road

A decision to grant planning permission was issued by Dun-Laoghaire Rathdown County Council to Wexele Limited to develop lands at Innovation House, 3 Arkle Road.

Plans include the the demolition of the existing 2 storey office building (2,490 sqm) and the construction of a 6 storey over basement office building with a gross floor area of 21,099 sqm. the accommodation will consist of office and ancillary accommodation over six levels in three blocks designed for single or multiple tenancies.

Blocks a, b and c (measuring 4,221 sqm, 7,716 sqm and 8,327 sqm respectively) have independent entrances on the northern elevation to blackthorn avenue. the ground floor of block a incorporates a café/restaurant (163 sqm) with a separate entrance on the western elevation to arkle road. The maximum height of the building is 27.4 metres. Combined basement accommodation (835 sqm) to serve the 3 blocks includes office storage, plant rooms, circulation, ancillary office accommodation and staff facilities. The basement also provides 168 no. car parking spaces, 11 motorcycle parking spaces and 82 no. bicycle parking spaces.

Vehicular access to the proposed development will be via a ramp to the basement from arkle road. Permission is also sought for hard and soft landscaping, external lighting signage, 3 screened roof plant areas and 3 no. solar panel arrays, green sedum roofs and all ancillary site and development works.
